Property condition reports in WA
At the start of a tenancy the landlord or agent must give you two copies of the property condition report (PCR) within 7 days of you moving in.
You then have 7 days from receiving it to check it, mark anything you disagree with, sign it and return one copy. Keep the other.
If you don't return it in time, you are taken to have accepted the landlord's version. That version is then the starting point if there is a dispute about the bond at the end.
Take dated photos before your furniture goes in. Note marks, stains and anything that doesn't work, with a rough location and size.
At the end of the tenancy, the landlord must complete an outgoing PCR within 14 days, and you should get a reasonable opportunity to attend the final inspection.
