How BondLoop works

One clear next step at every stage of your tenancy, with the date it's due.

1. Set up your tenancy

Add the address, rooms, lease dates, rent and bond. BondLoop builds a room list from your property; you can rename, add or remove rooms.

2. Move-in walk-through

For each room, BondLoop shows a checklist that follows the WA property condition report (Form 1): walls, ceiling, floor, windows, doors, lights, power points and fixtures. Take a wide shot, then close-ups of anything wrong.

AI suggests whether each item looks clean, undamaged and working, plus a short neutral description like "Possible scuff, lower left of wall, approx. 10 cm". You accept, edit or dismiss every suggestion; nothing goes in your report until you do.

When you finish, BondLoop locks the walk-through and creates your Move-in Report PDF.

3. Respond to the agent's PCR

Tap "I received the PCR" and enter the date. BondLoop counts down the 7 days and reminds you. Tick the items you disagree with and BondLoop drafts a comment with a dated photo for each. You send it to the agent yourself.

4. Move out

Use the end-of-lease cleaning checklist, then do your move-out walk-through. Each camera screen shows your move-in photo as a faint overlay so the angle matches. BondLoop labels each pair "No visible change", "Possible change" or "Needs cleaning", and you confirm each one.

5. Bond release and disputes

Record when a bond release application was made. If the landlord claims deductions, enter each claim and BondLoop gathers the matching photos, PCR lines and records. If it goes to the Commissioner, export an evidence pack plus a zip of the original photos with their fingerprints.
